Commercial Water Leak Detectors and Detection Systems

Aqualeak designs, supplies, installs and maintains flow, sensor, distance measuring and BREEAM water leak detection systems for commercial buildings across the UK, from offices and data centres to apartment blocks and hospitals.

Which water leak detection system do I need?

A water leak detection system watches a building’s water supply, or the areas around pipes and plant, and raises an alarm or shuts off the water when it finds a leak. There are four main types: flow based (monitors water use at the incoming main), sensor based (spot sensors and probes), distance measuring (sensing cable that pinpoints a leak to within a metre) and BREEAM compliant systems. We also supply systems for homeowners and landlords.

Flow, Sensor, Distance Measuring and BREEAM Leak Detectors

FLOW-BASED:

Water flow monitoring or flow based equipment works by monitoring the volume and length of time water is passing through a water pipe.

The monitored flow is constantly compared to preset and adjustable thresholds which reflect a property’s typical water usage. When these thresholds are exceeded, the device assumes an escape of water incident has occurred, immediately and automatically shutting a valve, isolating the supply line from the water mains and minimising the leak.

A flow based water sensor is often recommended for retrofit residential and small commercial applications due to their ability to monitor an entire property for water leaks from a single point, and the relative ease of installation.

SENSOR-BASED

Sensor based water leak detectors work by using one or more of spot water sensors, probes and cable/distance measuring cable, to identify water pooling. When water is detected, this information is fed back to a central control panel which will act to stop water flow and/or raise an alarm.

AFSTAND METEN

Distance-measuring water leak detectors provide pinpoint accuracy in identifying where an escape of water has taken place. Using distance-measuring sensor cable, the below control panels can locate water leaks within a range of +/- one metre. This type of system is appropriate for areas where long runs of water leak detection sensor cable are required, typically greater than 20m.

BREEAM-SYSTEMEN

Aqualeak played a significant role in the development of the BREEAM leak detection criteria when the standards were originally drafted. As a result, we have an excellent understanding of how its technology can help customers comply with the BREEAM assessment method.

How a commercial leak detection system works

  1. Detecteren. Sensors, probes, sensing cable or a flow meter on the incoming main pick up water where it shouldn’t be, or flow that doesn’t match normal use.
  2. Rapporteren. The signal goes to a control panel, which shows which zone has the leak. Distance measuring panels also show where along the cable it is.
  3. Handelen. Depending on how it is set up, the panel sounds a local alarm or beacon, closes a solenoid valve to isolate the supply, signals the building management system (BMS) and sends SMS alerts to the people who need to know.
  4. In stand houden. Systems need regular testing and maintenance so the detectors stay clean, undamaged and working.

What affects the cost of a commercial system?

Every system is designed around the building, so there is no single price. The main things that affect cost are:

  • the type of system: flow based, sensor based, distance measuring or BREEAM
  • how many zones or areas need monitoring
  • the length of sensing cable needed
  • what the system should do when it finds a leak, such as shutting off the supply, linking to the BMS or sending SMS alerts
  • installation and commissioning, and whether it is a new build or a retrofit
  • Lopend onderhoud

Our UK team can review your drawings or survey the site, then recommend the most cost effective system for your building. Vraag een offerte aan of bel 01249 715698.

De juiste waterlekdetector voor de vereiste

We’re sometimes asked what’s the best water leak detector?  The type you require typically depends on the type of property the system is being installed in, the number of zones that require monitoring, should it meet BREEAM requirements and the actions that you require the system to take when water leaks occur. However, leak detection equipment is not one-size-fits-all and Aqualeak, being a specialist in the supply of water leak detection systems, recognise that each project is different.

Our highly experienced team work with customers – including developers, Mechanical & Electrical engineers, property and facilities management and individual homeowners – to help them design a system that meets their specific requirements.

Our UK team can review and mark-up project drawings, conduct site surveys and make recommendations to ensure the most effective solution, while navigating some of the challenges in incorporating leak detection equipment into a project’s design. We have also developed an introductory guide to leak detection that can help you start the process, but to discuss your requirements in more detail, please email us or telephone 01249 715698 to speak to our team.

A burst pipe or slow leak, often from heating or underfloor heating systems, can cause costly and disruptive damage in any type of property. In commercial buildings, background noise usually hides the sound of a leak, so it can go unnoticed for a long time.

Escape of water is one of the biggest causes of property insurance claims in the UK. Insurers paid out £987 million in escape of water claims in 2022, 15% more than the year before (ABI), and it topped the list of UK home insurance claims in 2024 (GoCompare). The risk is growing, driven by:

  • de toenemende complexiteit van moderne sanitaire systemenresidentiële waterlekdetector
  • het groeiend aantal geïntegreerde inbouwapparatuur
  • moderne bouwmethoden en het gebruik van minder veerkrachtige materialen
  • a rise in the popularity of push-fit water pipes
  • verouderend leidingwerk in bestaande panden

Insurers recognise that a water leak detector reduces the risk and cost of escape of water, and actively encourage both domestic and commercial customers to fit insurance approved systems. The Construction Insurance Risk Engineers Group (CIREG) has also issued best practice guidance on managing escape of water across the life of a property, from design and construction through to occupancy. Our systems help customers meet the guidance set out by CIREG, and we can help design leak detection into a project at shell and core or fit-out stage.

An insurance approved water leak detection system alerts the user to a problem, triggering important preventative actions, such as automatically shutting off the water supply. All of this helps to ensure early warning and response to an escape of water incident, enabling it to be addressed in good time. Systems that we have installed have saved customers hundreds of thousands of pounds in insurance claims by identifying problems before they became catastrophic.

Veelgestelde vragen

Do water leak detectors really work?

Yes, when the right type is chosen for the building and the system is maintained. A flow based system watches the whole supply from one point and shuts off the water when use goes above normal limits. Sensor based systems raise the alarm as soon as water reaches a sensor or probe, and distance measuring systems show where along the cable the leak is, to within about a metre. Systems we have installed have saved customers hundreds of thousands of pounds in insurance claims by catching leaks early.

How much does a commercial water leak detection system cost in the UK?

It depends on the building. The main factors are the type of system, the number of zones, the length of sensing cable, what the system needs to do when it finds a leak, and installation and maintenance. We review drawings or survey the site and then recommend the most cost effective option.

Can a leak detection system shut off the water automatically?

Yes. Flow based systems close a valve on the incoming supply when they detect a leak. Sensor based systems can also be fitted with a solenoid valve, so the panel isolates the supply as well as raising the alarm.

Can it connect to our building management system or send alerts?

Yes. Our control panels can send a signal to a building management system (BMS), and can be linked to beacons, sounders, remote repeater panels and SMS alerts so the right people hear about a leak straight away.

Do insurers or BREEAM require water leak detection?

Insurers increasingly encourage it, and many recommend insurance approved leak detection for both commercial and domestic property. The Construction Insurance Risk Engineers Group (CIREG) has also published best practice guidance on managing escape of water from design through to occupancy. BREEAM awards credit for systems that detect major leaks on the water supply within the building and between the building and the site boundary. Our systems help customers meet the CIREG guidance en BREEAM requirements.

Do you install and maintain systems across the UK?

Yes. Our in-house team and network of approved installers install, commission and maintain systems across the UK, and our engineers give after-sales technical support by phone and email. We also work with local contractors on projects in the Netherlands, France, Spain, Germany, the USA and Canada.
